Mold Inspections


To meet the needs of a dynamically changing industry, IESO (Indoor
Environmental Standards Organization) released the first edition of its
environmental standards to its members and certified inspectors. These
standards were developed and adopted by a diverse multi-disciplinary
advisory board, including representatives from the Indoor Air Quality (IAQ)
consulting industry, IAQ trade associations, insurance, real estate and legal
communities. The first volume includes minimum standards for the collection
and cursory assement of indoor environments for mold contamination. This
is a cost-effective screen of residential structures and is considerably less
expensive than a full IAQ investigation. The scope of the standard is limited
to confirmation of suspected indoor mold colonization. The standard does
not include specifications for remediation of confirmed contamination, but will
recommend further investigation by a qualified Industrial Hygienist (IH) or
environmental consultant.
 
The purpose of a Level I Mold Assessment is to evaluate (using
laboratory analysis) whether a suspected stain, discolorization, blemish,
or other irregular appearance on a surface is mold, which may warrant
further evaluation that may include additional sampling, and/or a referral
to an appropriate specialist for further evaluation and actions. All Level I
invesigations are performed in compliance with IESO Standard 2110.
 
The purpose of a Level II Mold Assessment is to provide a visual,
non-invasive inspection of the residential structure, with subsequent sample
collection and data interpretation to rule out potential sources of moisture
and/or mold contamination. The inspection will also identify and report
visible and accessible conditions, supported by analytical data, which in the
opinion of the inspector may warrant further evaluation that may include
additional sampling, and/or a referral to an appropriate specialist for further
investigation and warranted actions. All Level II invesigations are
performed in compliance with IESO
Standard 2210.
